My mentee officially got the keys to Kozii Salon Suites, but let’s talk about what she negotiated BEFORE signing that lease! 👀
$70K in tenant improvement money 💰
8 MONTHS of free rent
Rate locked in for 2 years
No more than a 3% increase for the remaining years
HVAC replacement terms included
AND a non-compete clause 🙌🏽
THIS is why I teach my mentees not to just get excited about finding a location. NEGOTIATE YOUR LEASE!

The day I signed my first lease, my business partner BAILED on me. 😩
But at that point, there was no turning back.
Lease signed. Money committed. I had to figure it out and KEEP GOING. 💯
Looking back now, I’m so glad I didn’t quit.
Sometimes life will test you right after you make the decision to bet on yourself. Keep going anyway. ❤️🔥

Keenan is getting CLOSER!! 👏🏽🔥
My mentee Keenan here in Georgia has drywall going up and is officially heading into the finishing stages of his salon suite buildout. 🏗️
And I love that he’s already thinking about how to stand out. He decided to sound-insulate his suites to give his beauty pros more privacy and create a better experience.
That’s BUSINESS! 💯
The inspections may have slowed things down a little, but the progress is progressing!

You do NOT need some big fancy retail space to open a successful salon suite. 💯🏢
I care about 3 things:
📍 Is the location good and easy to get to?
🚗 Is there enough parking for your beauty pros AND their clients?
💰 DO THE NUMBERS MAKE SENSE?
That last one is the most important.
I don’t care how pretty the building is or how good the deal sounds. If the numbers don’t show you can make a profit, DON’T SIGN THAT LEASE. ✍🏽🔥

Listen, the body will quit long before the mind has to. 💪🏾
And trust me, it’s not easy. As you can see, I still struggle sometimes. Some days I’m tired, some reps hurt, and sometimes my mind is telling me I’m DONE before my body actually is. 🥴
But that’s the whole point… NO PAIN, NO GAIN!!!
You have to push past the part of you that wants to stop in order to grow.
I had a great chat with with recently. We talked about why guessing in a relationship is never healthy, if you don’t communicate I cannot get to know you. A relationship cannot survive when both people aren’t aligned on communication whether it’s personal or business. Are you actually expressing yourself or making people guess?
